Golden Isles Waterfront Homes
Deep Water, Marsh Views & Riverfront Acreage
Waterfront on the Georgia coast comes in several flavors: deep-water with a private dock, tidal creek and marsh frontage, riverfront acreage along the Satilla, and oceanfront on the barrier islands. Each one carries different rules, different costs and very different day-to-day living.
Dock permits, marsh buffers, flood zones and insurance all matter here — and they are the details that surprise buyers coming from out of state. I walk you through what a property can actually do on the water before you commit.

Deep Water & Dock Access
Deep-water lots allow boating at any tide. Existing dock permits transfer with conditions, and new docks require state approval — I confirm status before you write an offer.
Marsh & Tidal Creek Frontage
Marsh-front homes deliver the views the Golden Isles are known for, with protected buffers that keep the setting intact for good.
Riverfront Acreage
Along the Satilla and Turtle Rivers you'll find larger tracts with private water access, popular for retreats and second homes.
Flood Zones & Insurance
Elevation certificates, flood zone designations and wind coverage all affect your monthly cost. I get you real numbers early, not at closing.
Waterfront Homes Questions Buyers Ask
- What is required for a dock permit on the marsh?
- Marsh docks in coastal Georgia generally require review by the Georgia Department of Natural Resources Coastal Resources Division, along with Army Corps of Engineers sign-off and local approvals. Existing permits do not always transfer automatically, so we verify dock status before closing.
- Which areas have deep-water access versus marsh-only views?
- Deep-water dockage is generally found along the Frederica, Mackay, Satilla and Brunswick Rivers and portions of the Intracoastal, while many marsh-front lots offer stunning views with tidal-creek or no-boat access. Water depth at low tide is the number to check.
- How much does flood insurance add to a waterfront purchase?
- Cost depends on flood zone, elevation certificate and construction type, and can range widely. I get a preliminary quote early in the process so the monthly number is never a surprise.
- Are there rules about docks, boat lifts and bulkheads?
- Yes — size, length and structure type are regulated, and some subdivisions add their own restrictions. If a dock or lift matters to you, we confirm what is permitted for that specific lot before you write an offer.
